Technical Specifications
GENERAL DESCRIPTION
TECHNICAL SPECIFICATIONS
STRUCTURE: Constructed with reinforced concrete. The entire structure will follow anti-seismic regulations. (No changes are permitted except by the project’s Civil Engineer).
WALLS: External walls will be 25 cm bricks. Internal partition walls will be made of 10 cm perforated bricks.
PLASTERING: Three coats of plaster will be applied both internally and externally. External thermal insulation will be 8 cm polystyrene.
PAINTING: Internal walls will be painted with white emulsion paint. External walls will be painted with Santex paint suitable for exterior use. (Color selected by the architect).
FLOORING
- Living room – Dining – Kitchen: Ceramic tiles, purchase value €30/m²
- Bedrooms: Ceramic tiles, purchase value €30/m²
- Verandas and Roof Garden: Ceramic tiles, purchase value €30/m²
- Bathrooms – W.C.: Ceramic tiles, purchase value €30/m², up to a height of 2.40m
- Kitchen wall tiles: Ceramic tiles installed between countertops and cabinets, height 0.60m, purchase value €30/m²
SANITARY WARE: The provision amount is €1,500 for one-bedroom apartments and €3,000 for two- and three-bedroom apartments. (Includes WC, washbasin, shower mixer, sink mixer, basin, sink mixer, bathroom accessories, and shower door).
CARPENTRY
- Main entrance doors: Reinforced security doors, white finish, fire service approved. Provision: €1,350
- Interior doors: Plywood doors with veneer finish. Purchase value: €380
- Kitchen: The provision for the kitchen is €2,000 for one-bedroom apartments, €4,000 for two-bedroom apartments, and €6,000 for three-bedroom apartments.
- Countertops: The countertops will be made of technogranite, with a provision of €800 for one-bedroom apartments and €1,500 for two- and three-bedroom apartments.
- Wardrobes: As per architectural plans. Structure in white melamine, opening doors in veneered plywood. Purchase and installation value: €220/m²
ALUMINIUM WORKS: Dark grey aluminium with double glazing (low-e), MU3000 THERMA series. (No changes accepted).
PLUMBING: Pipe-in-pipe system for hot and cold-water supply.
SOLAR WATER HEATER: Each apartment will have a 150-liter solar water heater by Valentines.
AIR CONDITIONING: One-bedroom apartments will be equipped with two HISENSE units (one 18,000 BTU and one 12,000 BTU). Two-bedroom apartments will have three HISENSE units (one 18,000 BTU and two 12,000 BTU). Three-bedroom apartments will include four HISENSE units, all 18,000 BTU.
VIDEO INTERCOM SYSTEM: Each apartment will have a color video intercom system.
WATER PRESSURE SYSTEM: Each apartment will have an independent water pressure system. Purchase and installation value: €250
BALCONY RAILINGS: Glass railings will be installed on all balconies.
ELECTRIC SHUTTERS: Electric shutters on all bedroom windows. (Selected by the architect. No changes allowed).
ELECTRICAL INSTALLATIONS
- Living Room: Six power sockets, one TV point, one internet point, two light points
- Kitchen: Four power sockets, six dedicated outlets for appliances, two light points
- Bedrooms: Four power sockets, one TV point, one internet point, one light point
- Hallway: One power socket, one light point
ROOF INSULATION: Thermal insulation with 8 cm polystyrene and 4 mm bitumen membrane for waterproofing.
TV ANTENNA: Central antenna system will be installed.
PHOTOVOLTAIC SYSTEM: A 2 KVA photovoltaic system will be installed for 2- and 3-bedroom apartments.
GYPSUM BOARD FEATURES: In the bathrooms, a gypsum board ceiling with spotlights will be installed. Above the kitchen countertops, gypsum board will be placed up to the ceiling.

- All materials will be supplied by the company’s approved suppliers.
- No changes are allowed to the external appearance.
