Technical Specifications
GENERAL DESCRIPTION
TECHNICAL TERMS FOR APARTMENTS IN LAKATAMIA
STRUCTURE: The structure will be built with reinforced concrete. The entire construction will adhere to seismic regulations. (No changes will be accepted except those authorized by the project’s Civil Engineer).
WALLS: The exterior walls will be constructed using 25 cm thick thermal insulating bricks, while the interior walls will be made of 10 cm perforated bricks for enhanced acoustic and thermal performance.
PLASTERING: A three-coat plastering system will be applied to both the interior and exterior surfaces. Additionally, an 8 cm polystyrene thermal insulation system will be installed to enhance energy efficiency.
PAINTING: The interior will be finished with white emulsion paint, while the exterior will be coated with Santex paint, specifically designed for outdoor use. (Selection of materials to be made by the architect).
FLOORS
- Living Room – Dining Room – Kitchen: Ceramic tiles, purchase value €30/m².
- Bedrooms: Ceramic tiles, purchase value €30/m².
- Verandas: Ceramic tiles, purchase value €30/m².
- Bathrooms – W.C.: Ceramic tiles, purchase value €30/m² up to the door frame.
- Kitchen Wall Tiles: Tiles will be placed on walls behind counters. Tile height will be 0.60 m, purchase value €30/m².
SANITARY ITEMS: The allowance for sanitary items will be €2,000 for one-bedroom apartments and €3,500 for two- and three-bedroom apartments. (Includes W.C., washbasin, bathroom mixer, shower mixer, sink mixer, sink, sink mixer, bathroom accessories).
CARPENTRY
- Main Entrance Door: The entrance door will feature a white laminated finish, fire-rated, and approved by the Fire Service. Provision amount: €1,300.
- Interior Doors: Laminated, purchase value €380.
- Kitchen: The kitchen will be custom-designed, with a purchase and installation value of €3,000 for one-bedroom apartments and €5,000 for two- and three-bedroom apartments.
- Countertop Cover: Granite countertops, purchase value €800 for one-bedroom apartments and €1,500 for two- and three-bedroom apartments, including installation.
- Wardrobes: According to plans. The frame will be made of white melamine, and the doors will be hinged laminated panels. Purchase and installation value €220/m².
- Wardrobe and Kitchen Handles: Provision amount €400.
ALUMINUM: The aluminium frames will be anthracite colour with double thermal-insulating glass, MU3000 series by MUSKITA. (No changes allowed).
CENTRAL HEATING: Electric radiators up to operational type ATLANTIC F117P.
PLUMBING SYSTEM: The plumbing system will use pipe-in-pipe pipes for hot and cold water.
SOLAR WATER HEATER: Each apartment will be equipped with a 180-liter solar water heater of the SOLAR brand.
PROVISION FOR A/C: Provision for A/C ducting only.
VIDEO DOORPHONE SYSTEM: A colour video doorphone system will be installed in all apartments.
INDEPENDENT PRESSURE SYSTEM: A dedicated pressure system will be installed for all apartments. Purchase and installation value €250.
GLASS RAILINGS: Glass railings will be installed on all balconies.
ELECTRIC SHUTTERS: Electric shutters will be installed on all bedroom windows. (Selection by the architect, no changes allowed).
ELECTRICAL INSTALLATION
- Living Room: Six outlets, one TV point, one telephone point, two lighting points.
- Kitchen: Four outlets and six heater points for appliances, two lighting points.
- Rooms: Four outlets, one TV point, one lighting point, one telephone point.
- Corridor: One outlet, one lighting point.
ROOF INSULATION: The roof will have 8 cm polystyrene insulation for thermal insulation and 4 mm roofing paper for waterproofing.
PHOTOVOLTAIC SYSTEM: For two and three-bedroom apartments, a 2 KVA independent photovoltaic system will be installed for each apartment.
