Tecnical Specifications
TECHNICAL SPECIFICATIONS OF APARTMENTS IN NICOSIA
STRUCTURE: It will be constructed from reinforced concrete. The entire construction will be carried out based on anti-seismic regulations. (No changes are accepted except by the Project’s Civil Engineer).
MASONRY: The external walls will be made of 25 cm thermal insulation bricks and the internal walls will be made of 10 cm perforated bricks.
PLASTERING: Three coats of plaster will be applied internally and externally. (An external thermal insulation system with 8 cm polystyrene will be installed).
PAINTING: Interior paint will be white emulsion and exterior paint will be Santex for outdoor use. (Selection of the architect).
FLOORING
- Living Room – Dining Room – Kitchen: Ceramic tiles, purchase value €30/sq.m.
- Bedrooms: Parquet flooring, purchase and installation value €30/sq.m.
- Verandas: Ceramic tiles, purchase value €30/sq.m.
- Bathrooms – W.C.: Ceramic tiles, purchase value €30/sq.m. up to the lintel.
- Kitchen wall: Granite will be installed in the area between the countertops where worktops exist.
SANITARY WARE: The allowance amount for sanitary ware will be €3,000. (Includes WC, WB, bathroom mixer, shower mixer, washbasin mixer, sink, sink mixer, bathroom accessories). All WCs will be wall-hung and built-in.
CARPENTRY
- Entrance door: The entrance door of the apartments will be a reinforced security door from Company Gabstore approved by the Fire Service. Allowance amount €1,300.
- Interior doors: Interior doors purchase and installation value €380 each.
- Kitchen: The kitchen will be by selection, purchase and installation value €5,000.
- Countertop surface: The countertop surface will be granite with purchase value €2,000 for all apartments including installation.
- Wardrobes: According to the plans. Purchase and installation value €230/sq.m.
ALUMINUM: The aluminum frames will be anthracite color with double thermal insulating glass and MU3000 series. (No changes are accepted).
CENTRAL HEATING: Electric heating radiators will be installed until full operation.
PLUMBING INSTALLATION: In the plumbing installation, pipe-in-pipe pipes will be used for hot and cold water.
SOLAR WATER HEATER: For each apartment, capacity 180 liters, brand VALENTINES.
PROVISION FOR A/C: Provision for A/C piping only.
COLOR VIDEO DOOR ENTRY SYSTEM: For all apartments.
PRESSURE SYSTEM: An independent pressure system will be installed for all apartments. Purchase and installation value €250.
GLASS RAILINGS: Will be installed on all balconies.
ELECTRIC SHUTTERS: Will be installed on all bedroom windows. (The selection will be made by the architect and no changes are accepted).
ELECTRICAL
- Living room: six sockets, one television point, one telephone point, two lighting points.
- Kitchen: four sockets and six heaters for appliances, two lighting points.
- Rooms: four sockets, one television point, one lighting point, one telephone point.
- Corridor: one socket, one lighting point.
ROOF: On the roof, 8 cm polystyrene will be installed for thermal insulation as well as 4 mm bituminous membrane for waterproofing.
CENTRAL ANTENNA SYSTEM: Will be installed.
GLASS DOORS: Will be installed in the showers.
PHOTOVOLTAIC SYSTEM: 2 KVA will be installed.
HANDLES: Handles for wardrobes, kitchen, and doors will be with a value of €500.
DECORATIVE GYPSUM BOARDS: Will be installed in the bathrooms.
NOTES
- The above prices in the technical specifications do not include VAT.
- VAT will be charged on additional works.
- All materials will be supplied by partners of the company.
- The entire external appearance does not accept changes.
